Commission Compass (Kingscliff NSW) sells appraisal bookings to Australian real-estate agencies. This page shows what he actually runs today (checked in the Meta Ad Library and on his pages), what he bought from his coach, and a step-by-step SOP to run the same machine.
1. The straight answer
He is NOT running an Instagram profile funnel. His personal Instagram has 56 followers; the company Instagram has 27; the company Facebook page has 131. There are no front-end "follower" videos. The posts on his grid are client-result statics (Peard Group, LJ Hooker Townsville).
What he runs instead: a cold, direct-response Meta ad machine. One ad copy, ~99 active ad variations (statics launched 9 Oct 2026, talking-head videos added 19–24 Oct), all pointing to a one-page VSL landing page with an application form, then a 30-minute discovery call. The ad itself is the "content". The videos are 44 seconds to 1:55, him on camera in a client's office or in front of a city view, calendar graphics over the top.
Where the "profile funnel" word comes from: his coach, Scale Info (Liam Debney + Sigurd Foss), brands its method "the Profile Funnel". Scale Info teaches two versions (section 11): the Instagram one for coaches with a personal brand (2–3 Reels a day, "profile visit" ads, setter in the DMs), and a cold-first agency version (ads → VSL page → qualifying form → disqualify page → call), which Liam says agencies should start with. Dylan is on the agency version. His landing page is a copy of Scale Info's own template: same video host (Vidalytics), same form tool (Typeform), same tracking tool (Cortana), same copy skeleton, same disclaimer. So the "game plan" he paid for is this funnel, built for his niche, plus the ad copy formula below. He is "Dylan: $20K → $60,000" on Scale Info's results page.
2. The numbers he gave (the Scale Info video, 1 Nov 2026)
$25–30kmonth before joining (profit had slid from ~$50k to $20–25k over 3–4 months as referrals dried up)
+$40k/moadded in month one; $25k cash collected in the first days; first sales call closed a "massive client"
$65ktotal month one, ~$50k profit (ad spend "a few grand")
~$100kon track this month after relaunching with video ads
$100 → $150 → $500/dayad spend: started at $100/day, $150 within two weeks, now $500/day
3 booked callswaiting before he wakes up, from ads
Billed per quarter, up frontclients stay 3–4 quarters on average
Goal$50k/week, $150k/month profit, then reassess
Sanity check. The ABN for "REMMERS, DYLAN FRANCIS" (sole trader, business name Commission Compass since Apr 2023) is not registered for GST, which in Australia means declared turnover under A$75k/year at the last update (May 2025). Either the record is stale or revenue runs through another entity. Treat the $65–100k/month as his claim in a coach's testimonial video, not an audited figure.

4 · Call30-minute discovery call (Calendly). "Good fit on results and culture." Sells a quarter up front.
5 · RetentionQuarterly billing, 3–4 quarters average. Results page + Google reviews feed the next ads.
Follow-up layer: the Cortana script on the page is an ad-tracking tool (Hyros-style, syncs sales back to Meta) with an AI sales agent that follows up leads by call, SMS, WhatsApp, email and IG DM within 60 seconds. So an application is chased automatically before a human calls. The same script sits on Scale Info's page.
5. The ads: copy formula and creatives
Primary text (every one of the ~99 ads)
Australian real estate principals and agency directors - we'll book your first onsite appraisal from social media within 7 days, then 5 to 15 into your agents' calendars every single month, using the same system that's done it across more than 80 Australian agencies.
If we don't deliver, you don't pay. No lock-in contracts, no questions asked.
It all runs on less than $30 a day in ad spend. Every lead is verified before it counts - address, selling intent, contact details - and the moment one lands, our software is already in contact with the vendor, letting them know one of your agents will be in touch, then routing the lead to the correct agent based on your parameters.
We work with one agency per market, and we're taking on a couple more this quarter. If your office lists 3+ properties a month, click Learn More below to see if you qualify.
Headline: We'll Fill Your Agents' Calendars With Appraisals or You Don't Pay. Description: A couple spots open for Australian real estate principals and agency directors. CTA: Learn more.

Takeaway: ~99 ads is not 99 ideas. It is 3 static angles and ~8 video cuts, each duplicated across ad sets and formats. Statics first to get live in days, videos layered on ten days later once the edit was done, which is exactly the order he described in the interview.
6. Retargeting: who sees what
Dylan's own account shows only the one offer ad today (all 99 share one copy). The retargeting layer is visible on his coach's account, and it is the layer he is set up to add next (his Instagram grid already holds the case-study statics):

What we know
Who
Agency principals / directors whose office lists 3+ properties a month. One agency per market (exclusivity is part of the pitch).
Promise
First onsite appraisal booked within 7 days of launch; 5–15 appraisals per month into agents' calendars.
Guarantee
"If we don't deliver, you don't pay. No lock-in contracts." Exact contract terms not public.
Price
Not published. Billed up front per quarter (his words). Clients stay 3–4 quarters. Client ad spend is quoted at under $30/day (~$900/month) on top.
Implied ticket
$65k in month one from "heaps of clients" closed in the first two weeks, charged per quarter, points to a quarterly fee in the low-to-mid thousands per agency. This is an inference, not a published number.
Older offer (main site)
"How would your team benefit from an extra $10–25 million in appraised property each month?" → Calendly discovery call. The new landing page replaced that with a hard 7-day guarantee.
Newer angle (interview)
A second offer for the rent-roll / property-management side of agencies, "not fully fleshed out yet".
9. What he actually delivers to a client
Meta ads from the agency's page aimed at homeowners in the agency's suburbs, hyper-local ("targeted suburbs", "seasonal campaigns" in reviews). The lead magnet is a property appraisal / "what's my home worth" style offer. These seller-lead ads run from the client's page, which is why none appear under his own name.
Lead verification: address, selling intent, contact details, before a lead "counts".
Instant contact: software messages the vendor the moment the lead lands, then routes it to the right agent by rules (suburb, price, agent parameters). Reviews mention "the CRM".
Appraisal booking, not just leads: the metric reported is appointments → listings → GCI.
In-person: he visits most partners' offices, and photographs it; those photos become the ad creatives.
Reporting framed per quarter, which matches quarterly billing.
Sole-trader ABN. Starts a real-estate lead-gen agency.
Apr 2023
Registers "Commission Compass". Joins Liam Casey's Skool groups (Real Estate Marketing Secrets $297, Millionaire Marketer $6,000): the appraisal-lead-gen agency playbook. Buys a CEO Weekly "profile" (branded content).
2023–2025
Grows on in-person meeting road trips (sleeping in his car), then referrals from those clients. 20–60k, sometimes 80k months, inconsistent. Buys a penthouse and a dream car. Plateau.
Joins Scale Info (Liam Debney) after a 5-minute call. Onboarding: Liam has already researched the Australian real-estate niche and its terminology; delivers a "game plan". Dylan runs static ads first at $100/day.
Month one
First sales call closes a large client; +$40k/month; $65k month, ~$50k profit; scales to $150/day.
9 Oct 2026
New page compassleads.com.au + 7-day guarantee; static ads live (Ad Library).
19–24 Oct 2026
Video ads live; spend $500/day; 3 booked calls waiting each morning.
1 Nov 2026
Appears in Scale Info's testimonial video; "on track for 100k this month". Next: $150k/month profit, then maybe another business.

scaleinfo.com.au: "Aussie coaches, consultants & agencies. We'll scale you to $100K/mo in 90 days – or we'll do it for free. Using the Profile Funnel we've implemented to scale 150+ unique coaching, agency and consulting businesses worldwide." VSL, "SEE IF YOU QUALIFY", "4 spots left", "Spots filled 6/10".
Vidalytics, Typeform, Meta pixel, Cortana, Whop tracking (so the program is sold and billed through Whop).
Ads
Two pages. "ScaleInfo Consulting": the offer (videos 0:32–0:57, started 23–31 Oct 2026). "ScaleInfo": proof retargeting statics "View the full case study" (10+ versions, 20–21 Oct).
Who
Liam Debney (Sydney; YouTube @Liamdebneyy, IG @liamdebney / @videoswithliam, 2k followers) and partner Sigurd Foss (Norwegian, 17–18, IG @siggyfoss ~7k; US page scaleinfo.llc). Entity: Stallion Media Pty Ltd. Not the US "Scaleinfo.com" coaching business (different people, different prices).
Their own funnel
YouTube/IG content and ads → VSL + Typeform → under $5k/month goes to a /disqualified page (and the Meta pixel is deliberately not fired, so Meta never learns from bad leads) → Calendly "Gameplan Call" pre-filled with phone + Instagram handle → setter "Taylor" triage call → /confirm page with Q&A videos and 28 named results → sales call. 3-month term. 4 Meta pixels + Whop.
What Dylan says he got
Industry research done before the first call; a game plan; hands-on build; course modules; a peer network. He named the research as the thing that made him "follow blindly". From their videos: 1–2 day messaging/offer build, weekly calls, tracking dashboards (revenue, setter, closer, ad metrics), help hiring a setter/closer.
Price
Not published. Their booking page has a /book-5k variant ("70/30 closer split"), which points to a ~$5k ticket; Liam tells agencies to charge "$5–20k, $10k for 60 days", which is probably his own bracket. Inference, not a quote.
The "Profile Funnel" as they actually teach it (from Liam's and Sigurd's playbook videos)
Weeks
Instagram version (coaches, personal brand)
Agency version (what Dylan runs)
1
Messaging: ideal client, common enemy, old way vs new way, a named unique mechanism ("a buzzword that makes them curious, niche-specific, doesn't sound fake"), unique process, personal story, results.
Same messaging work. Offer rule: no $1–2k/month retainers; sell a 60-day, ~$10k, outcome-named package, then upsell.
2–4
Front-end content: 2–3 Reels a day, all top of funnel, each idea must have "viral potential (~100k views)" and match the message; hook → strengthen hook → climax; open broad even on a niche topic ("niche content kills reach").
No organic needed at the start. "Reverse ads" (ads that don't look like ads, hook-led) → VSL page under 5 minutes → qualifying form with a revenue bracket → sub-$5k to a disqualify page → book a call.
4–6
Profile visit ads: boost a Reel with the "Visit your profile" objective, Stories + Reels placements only, age/gender/interest audiences. Everything lands on the profile; a setter works the DMs. KPIs: cost per qualified follower (≥20% of followers qualified), cost per profile visit, CPM, CTR, cold frequency 1–2.
Setter triages every applicant by phone. Scale spend as booked calls hold.
6–8
Retargeting: custom audience of profile engagers + visitors, last 6 months (engaged but did not follow, plus followers who view content), hit with review/testimonial and sales-argument ads at frequency 4–8. Stories daily (results, sales points, real life). Weekly YouTube VSL-style video + client interviews.
Retarget page visitors who did not apply with results ads; retarget applicants too ("repetition"). "Hammer them" campaign: ~50 testimonial/Q&A ads in Stories shown to everyone who booked a call, before the call.
Team
Setter first; closer at ~$50–80k/month; client-success manager at ~$80k/month. CTA everywhere = book a call. Never a DM keyword, never a free audit.

12. SOP: run the same machine (tick as you go)
A. Offer (week 0)
Name one avatar in one line (title + country). Dylan: "Australian real estate principals and agency directors".
Write the promise as first result in N days, then X–Y per month. Not "more leads": a booked appointment, with a number.
Guarantee in the headline: "or you don't pay" / "or we work free until you do". Write the actual contract terms before you run it.
Mechanism in one sentence with a cost anchor: "runs on under $30/day", "verified before it counts", "software contacts them in seconds".
Scarcity you can keep: "one client per market", "a couple more this quarter".
Qualifier in the ad: "if your office lists 3+ properties a month". It filters before the form does.
Bill per quarter up front. Track retention in quarters.
B. Page (week 1)
One page, no nav. Order: trust line → avatar eyebrow → guarantee headline → mechanism sub-line → VSL → CTA → 4 stat tiles → application → disclaimer.
VSL opens on the pain (why referrals stall: "Agent A vs Agent B"), then the mechanism, then the guarantee, then "apply".
Pixel + server-side tracking (Cortana / Hyros class) so Meta learns from booked calls, not form fills.
Speed-to-lead: automated SMS/email/DM within 60 seconds of the application, then a human call.
Calendar: 30-minute discovery call, "fit on results and culture", no pressure.
C. Ads, phase 1: statics (week 1–2)
Run from a person's page (name + niche), not the company page.
One primary text using the 4-line formula. Do not write ten copies; write one and vary the creative.
3 static angles: (1) "I will literally guarantee…", (2) "We're opening spots this quarter, one per market", (3) first-person short "I'll have your first X booked in 7 days or you don't pay".
Creative = you photographed inside a real client's office, client brand visible. Social proof without a testimonial.
Budget $100/day. Broad targeting in your country; the first line of copy does the targeting.
Take the first sales call seriously: his first call closed the biggest client.
D. Ads, phase 2: video (week 3–4)
Film 8 talking-head cuts, 45 s to 2 min, in a client office or a skyline backdrop. Big-word captions, calendar graphic with dates ticked.
Script = the primary text spoken: avatar, promise + deadline, guarantee, mechanism, scarcity, "see if you qualify".
Duplicate each video into 2–3 ads (feed / reels / stories ratios). That is how 11 creatives become 99 ads.
Creative: 9:16 screenshot of a client's message or result pasted over a lifestyle photo. One line: "[Name] is a [niche]. They hit [result]. Click to view the full case study + more."
Destination: a results page (Google reviews + 4 case studies with appointments → listings → $ GCI).
Short 30–50 s cuts of the offer video to the same warm audiences.
F. Proof engine (ongoing)
Every client → Google review within the first result (he has 18 on the site).
Every quarter → a case study in one fixed shape: appointments, listings, GCI, days.
Visit clients in person; photograph it; the photo is next month's static.
Give your coach/partner a testimonial video; it is the cheapest distribution you have.
